Assessment 3:
Choose a particular type of commercial, industrial or high-rise development (Class 2-9 building) or subdivision that is currently being considered by a Consent Authority such as a Local Council (court or tribunal) or a State or Federal Government Agency (this may be the site from Assessment 2). Once you have chosen a particular development, carry out a site analysis identifying all the constraints and opportunities of the site and its surrounding context. Recommend to the Consent Authority what outcome you support with grounds for the decision. How does the development fit within the development standards identified for the site/development? The report is to be in the form of a comprehensive assessment of a proposal that was before the Council in your jurisdiction. The assignment is to be supported by plans, photographs and maps (clearly scaled with a North point). As part of the assessment of the proposal you are required to reference applicable legislation and policies. Ensure the report is correctly referenced and all sources are acknowledged. This includes any graphics such as images or maps. The report should be a professionally presented work with title page and executive summary. You should provide a clear narrative and not just a series of dot points, other than when providing a list. The development should not already be approved or rejected by Council. Documents should be available from Council or planning agency websites. Note: Reports which are excessively lengthy will be penalised. You should identify any of the relevant planning provisions in brief. Appendices are highly recommended where extracts are being used so as not to comprise the approximate 3000 word limit. Do not use Appendices to include material in the public domain (e.g. extracts from planning provisions or legislation)
