With our experience of COVID in 2020 and predicted climate change, this assignment aims to develop your knowledge and understanding about how to promote resilience and crisis preparedness by identifying and analysing the role of real estate. Society needs to recognise known future risks, and also consider new and critical future phenomena. We, as a society, need to analyse the impacts of crises, concerning requirements set for space and land use in crisis situations, and develop a future-oriented perspective in crisis management, specifically at times of uncertainty and unknown futures. Teaching block 1 and assignment developed your thinking and knowledge in this respect.
This assignment requires you to appreciate impacts caused by different crises, to provide an understanding of how spaces, buildings and land use could/should be organised, planned, reused and managed to support different stakeholders (such as households, workers, owners, public and private sector organisations). The assignment perceives the role of real estate in a practical manner; presenting a solution at the building level.
In this assignment you should consider critical elements (such as location, design, technical solutions and building materials), analyse different space and land use solutions (floor plans, space divisions, flexibility and convertibility), as well as present services supporting real estate in crises (such as local food and energy solutions, virtual connections and on-site deliveries). By anticipating possible future crises and studying their impacts on different levels, cities can develop resilient future policies, regulations and management practices and solutions in the built environment.
This is an individual assignment and you are required to provide advice and guidance to your client, a property owner.
You are required to pick an existing property in Sydney. It can be a residential, retail, education, commercial office or industrial property and to propose a viable sustainable adaptive reuse of the building. It can be short term, ideally reversible, medium or long term (ie permanent). Specify what short, medium or long term is in your view.
It should be a property that is vulnerable to lower occupation as a result of the economic and social impacts of COVID. Provide evidence of this in your report.
You are to assume your client, the property owner, is;
- Unsure of the potential for retrofit or adaptive reuse of the property.
- Unsure of the type and extent of suitable sustainability and resilience measures they should integrate into a redevelopment.
- Unsure whether to ‘develop and hold’ or ‘develop and sell’ upon completion.
- Unsure what the highest and best use of the property might be and would like some advice from you.
They are proposing to commence adaptive reuse works in late 2022 and are seeking your professional advice with regards to;
- what a suitable adaptive reuse would be for the property. You should provide a brief overview of the current market and future outlook in respect of supply and demand. Discuss the pandemic and subsequent economic impact on the property and that sector. Highlight any other vulnerabilities that exist with regards to that land use type. All statements should be evidenced with citations/references.
- the optimum sustainability measures in this proposed redevelopment. You are to take a cradle to grave approach to the whole life cycle of the proposed redevelopment.
You are to work within the planning and regulatory constraints affecting property development in the city. This assignment builds on the information discussed throughout the teaching blocks.
You can work in small teams of 5 to share ideas and information and to discuss the project and for the purposes of class presentations on Saturday 21st May 2022. It is a good idea to look for examples of previous adaptive reuse projects to see what has been done and then to consider our current context.
You should refer to guides on writing professional reports. For example you should have an executive summary, an introduction, limitations, main body and conclusions in your report. You should also substantiate your recommendations with evidence. You may use illustrations and photographs to support your argument.
The final reports MUST be individual submissions and must be your own work.
